“Fixer-Upper” and Energy Efficient Mortgages

These HUD programs help homebuyers and homeowners make repairs and upgrades and roll the cost into their mortgage.

Why is this helpful? Consider the following scenarios:

    • You find a house you love, but it can’t qualify for a mortgage until some major repair takes place. With this program, you make the repair, the house qualifies, and the cost of the repair gets rolled into the mortgage. You buy the house. Without this program, you pass on the house.
    • You find the perfect house, but you hate the kitchen. With this program, you upgrade the kitchen and the cost gets rolled into the mortgage. You enjoy your new kitchen right away. Without this program, you wait and save up to afford the upgrade.
    • You find a house you love, but it’s not very energy efficient. You care about utility bills, so you’d like to make some energy efficiency upgrades. With this program, you make the upgrades and the cost gets rolled into the mortgage. You start saving on your utility bills right away. Without this program, you wait and save up to afford the upgrades.

These programs require that you use a HUD approved lender. To find one, visit HUD’s website and use their lender locator: https://www.hud.gov/program_offices/housing/sfh/lender/lenderlist
